Incline Village moved faster even with mortgage rates above 7%

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is the headline most buyers saw. Here is what actually happened in Incline Village during the same stretch.

The Real Estate Data Aggregator counted 145 pending sales across all of Incline Village in the three months ending July 31, 2026. Deals were still getting done, even with rates where they were.

The biggest part of Incline Village: ZIP 89451

ZIP 89451 is the largest piece of this market. The Real Estate Data Aggregator counted 117 pending sales there alone in the three months ending July 31, 2026. That is up 7.3% from the same months of 2025.

The Real Estate Data Aggregator shows the median sale price in 89451 rose 16.1% from the same three months of 2025. Homes sold 25.3% more often. And they moved 10 days faster. Not every home sold quickly, but the trend is clear.

Pricing close to list is paying off

The Real Estate Data Aggregator put the average sale-to-list ratio in 89451 at 97.2%. That is up 1 point from a year before. Sellers are getting close to what they asked.

13.1% of homes in 89451 sold above list price, up 6.8 points from a year before, according to the Real Estate Data Aggregator. That share is still a minority, but it is growing.

One in three homes in 89451 went under contract within two weeks of listing. The Real Estate Data Aggregator put that share at 33.3%, up 3 points from a year before.

ZIP 96143 had the fastest median days on market at 37 days, per the Real Estate Data Aggregator. It also had the highest share of homes sold above list, at 25%. Supply there sat at 5.5 months.

ZIP 89402 tells a different story. The Real Estate Data Aggregator counted only 2 homes sold and 12.3 months of supply. No homes sold above list price there. With just 2 sales, one home can move those numbers a lot.

The national backdrop

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Incline Village is not immune to that pressure.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Incline Village's 16.1% gain in 89451 ran well ahead of that national pace.
